WE are familiar with the idea that making repairs and some home improvements tend to increase the chances of getting an asking price. There are always ways of putting a clean look on the premises with a few new shingles and a gallon of paint.
When considering the cost and inconvenience of say, remodeling a bath or kitchen, it may seem a fruitless endeavor before selling.
True, that such a move may not necessarily increase the real value or create more profit upon selling, but it may have an effect that is just as valuable.
In times when real estate is competitive or slow, a nice lawn, that new jet tub or those refaced kitchen cabinets will make the home a more appealing prospect to buyers. A tidy, well maintained home with some updating and modernization can make a difference when it comes to selling at all- period. It's not conceptually easy for the average person to simply imagine what thier potential home could be.
In many cases it may take only a cosmetic approach to making enhancements as opposed to an expansive re-do project. Some of the issues to identify can be found quite regularly in the Kitchen and Bath rooms, because of the moisture damage that occurs over time. These two rooms are the most used and yet the most neglected in the home.
With perhaps a little preparation, hard floors of various types, such as engineered (floating) and ceramic tile (with aggregate backer-board) can be installed over existing linoleum. If the tub is not chipped, the plaster wall above it can be replaced with moisture resistant backer-board and ceramic tile, with a new shower head.
Those old kitchen cabinets can be refaced or sanded and painted white, with a complete set of new stainless steel hinges and handles. Allot of face-lifting botox can be injected for a few thousand dollars.
Of course, if critical components of the home are not in good working order, such as the HVAC system, then obviously, the priority is to repair or update first. To make the home appealing or more so, takes imagination and reasonable logic. In any case, a positive approach and some good advice is always the first critical step.
