Bathrooms can be one of the most difficult spots in the home to maintain. They are full of moisture and are susceptible to mold and mildew. One common situation in bathrooms is that 'urine' odor. It's offensive to the senses as well as unhealthy to the respiratory system.
This occurs when the wax ring begins to leak for one of two reasons. One is the use of toilet bowl cleaners which when placed in the tank, employ chemicals that eat away the wax when flushed. Another common occurrence has to do with the toilet flange attached to the floor. It may have been installed incorrectly or too high and this compresses the wax ring to a thickness inadequate to prevent water leakage under the pressure of flushed water.
In the first case, don't use bowl cleaner like the 'blue stuff', which must be stationed in the tank. In the second case, where the flange seat is too high, just remove the toilet, place it on top of a 1/8" to 1/4" piece of ply-board. Trace the toilet base onto the wood, cut it with a jig saw right on the line. Then, cut out a 7" hole for the toilet flange. Screw the newly made toilet pedestal to the floor where the toilet sits. Now place a bead of silicone caulk on top of the edge of the pedestal itself and bolt your toilet after placing a new wax ring. Make an even bead of caulk around the base of the toilet and pedestal edge, smooth it for a nice clean look that is hardly noticed.
